Here’s where the price of rent is dropping in the US
  + stars: | 2024-02-22 | by ( Anna Bahney | ) edition.cnn.com   time to read: +3 min
The national median price of rent for apartments ranging from studios to two-bedroom apartments fell 0.3% year-over-year to in January. Still, prices are over 18% higher than pre-pandemic levels, due to continued strong demand and limited supply in some markets. The national median rent for a two-bedroom apartment was $1,892 in January, down 0.6%, while rent for a one-bedroom was essentially flat at $1,591. Still, even with the uptick, Chicago’s median rent of $1,852 is almost $1,000 less than coastal big cities like New York at $2,844 and Los Angeles at $2,829. But the supply of new multifamily housing is growing, which helps to bring down rental prices, according to the report.

The Endangered Languages of New York
  + stars: | 2024-02-22 | by ( Alex Carp | ) www.nytimes.com   time to read: +19 min
Most people think of endangered languages as far-flung or exotic, the opposite of cosmopolitan. All told, there are more endangered languages in and around New York City than have ever existed anywhere else, says Perlin, who has spent 11 years trying to document them. She has published children’s books in Wakhi and other endangered languages of the Pamir mountains in Central Asia. By the start of the pandemic, the city had begun official outreach in nine Indigenous languages and recorded videos in several other endangered languages. We cross-referenced E.L.A.’s New York City language list with three independent databases that track the threat level of languages around the world: Ethnologue, which catalogs all known living languages in the world; UNESCO’s World Atlas of Languages, a survey of all the languages spoken in UNESCO member states; and the Endangered Languages Project, a site to which the public can contribute content, managed by the First Peoples’ Cultural Council and the Endangered Languages Catalogue (ELCat) project at the University of Hawaii at Manoa.

CNN —Beyoncé’s new song “Texas Hold ‘Em” debuted in the top spot of Billboard’s Hot Country Songs chart on Tuesday, the publication announced. Beyoncé’s other new country song “16 Carriages” ranks No. She is also the first woman to have topped both the Hot Country and Hot R&B/Hip-Hop Songs charts since the lists began in 1958. Morgan Wallen, Justin Bieber, Billy Ray Cyrus and Ray Charles are the only other artists to have reached No. Both “16 Carriages” and “Texas Hold ‘Em” were released on Feb. 11 after Beyoncé teased the release of new music in a surprise Super Bowl ad for Verizon, accompanied with eye-popping visualizer videos on YouTube.

The GOP has been softening its stance on Russia ever since Trump won the 2016 election following Russian hacking of his Democratic opponents. Now the GOP's ambivalence on Russia has stalled additional aid to Ukraine at a pivotal time in the war. Things are changing just not fast enough.”Those who oppose additional Ukraine aid bristle at charges that they are doing Putin's handiwork. Even before Trump, Republican voters were signaling discontent with overseas conflicts, said Douglas Kriner, a political scientist at Cornell University. Skeptics of Ukraine aid argue the war has already decimated the Russian military and that Putin won't be able to target other European countries.

LOS ANGELES (AP) — Beyoncé is back with two new country tracks — “Texas Hold 'Em” and “16 Carriages.”After a Verizon commercial starring Beyoncé aired during the Super Bowl ended with the superstar saying “They ready, drop the new music,” the question became — was she serious? Later, a cryptic Instagram video with country iconography appeared on her page, teasing “act ii” on March 29. (Beyoncé’s 2022 album “Renaissance” is frequently referred to as “Act I: Renaissance.”)At the end of the clip, a plucky acoustic guitar riff plays, and Bey’s unmistakable voice kicks in. She sings, “This ain’t Texas / Ain’t no hold ’em / So lay your cards down down down,” in a Southern twang. Under the “music” tab, two titles were listed — “Texas Hold 'Em” and “16 Carriages,” which later appeared as full songs on Tidal, YouTube and Spotify.

All the Super Bowl Ads So Far, Ranked
  + stars: | 2024-02-11 | by ( Mike Hale | ) www.nytimes.com   time to read: 1 min
In the spirit of “Who actually watches the game?,” here is our ranking of all the Super Bowl commercials we have been able to track down so far, from best to worst. Ground rules: Only ads being shown on the national CBS broadcast during the game are eligible. Certain spots, including several advocating a boycott of Tesla and a number of CBS promos for its own primetime series, were omitted from this ranking. Commercials not available beforehand or with a live component — including spots from FanDuel, TurboTax, the Foundation to Combat Antisemitism and the controversial Chinese e-commerce company Temu — will be added after the game. (If Travis Kelce proposes to Taylor Swift in a surprise ad for The Knot, we will probably have our winner.)

Verizon released two ads that fans say hint at a Beyoncé Super Bowl commercial. Some say she could be set to appear in a Super Bowl commercial. The short clip ends with "2/11/24" in the center of a black screen — the date of this year’s Super Bowl — and a split-second song snippet. “Should we be in a Super Bowl commercial? Beyond anticipating the commercial, fans also expect that Queen Bey could use the opportunity to announce a Las Vegas residency.

After days of speculation and online sleuthing by fans — just another week, in other words — Beyoncé used her appearance in a Super Bowl commercial on Sunday to announce that she would soon be releasing new music. In a Verizon ad that ran shortly after halftime, Beyoncé joked with the comedian Tony Hale about doing something that would “break the internet” (i.e. She ran through a few riffs, like “Beyonc-A.I.,” a Barbie-like “Bar-bey” and a presidential “BOTUS.”Then she said, “Drop the new music,” before the commercial ended. Soon after, Beyoncé’s website updated with the announcement that a new album, identified as “Act II,” would be released on March 29. It appeared to be the second part of Beyoncé’s “Renaissance” album project, and perhaps one with a country-rock theme, given the sound and look of two new songs, “Texas Hold ’Em” and “16 Carriages,” that quickly appeared online.

PONTE VEDRA BEACH, Fla. (AP) — Bernhard Langer tore his Achilles tendon while exercising and had surgery on Friday, putting the 66-year-old German out of golf during a year he planned to play the Masters one last time. Langer last year broke Hale Irwin's record for PGA Tour Champions victories when he won twice to reach 46 titles on the 50-and-older circuit. Masters champions have a lifetime exemption, and it's possible Langer could still return next year for one last Masters. “Yesterday, during training exercises in Boca Raton, I tore my Achilles tendon. “It’s going to be very emotional, especially Augusta, because it’s been a big part of my life,” Langer said.

‘Feud: Capote vs. the Swans’ Review: Cold Blooded
  + stars: | 2024-01-31 | by ( Mike Hale | ) www.nytimes.com   time to read: +1 min
“Feud: Capote vs. the Swans,” which premieres Wednesday on FX (streaming on Hulu), is something that its protagonist could not abide: a bore. The second season of the anthology series “Feud” stretches the story of Truman Capote’s falling out with the “swans” of New York society across eight episodes and more than seven hours. They have gone instead for chilly, moralistic and cautionary. “Capote vs. the Swans” feels as forbidding and vindictive as the society wives who pass judgment on Capote. An element in that affect is the fashionably fractured approach the show takes to its storytelling.

Home prices declined slightly in November while posting yearly gains, suggesting the housing sector has cooled somewhat heading into 2024. The house price decline came at a time where mortgage rates peaked, with the average Freddie Mac 30-year fixed rate mortgage nearing 8%, according to Federal Reserve data. But as more inventory comes on the market and mortgage rates remain elevated, sale prices may be beginning to wilt. That has led some analysts to say that the market could bounce back as the traditional spring buying season begins. The index tracks a three-month period when mortgage rates were zig-zagging and ended on a down note, said Danielle Hale, chief economist at Realtor.com.

Within that sphere we’re treated to a voice performance by Woods that is a small, hilarious, somewhat dismaying tour de force. Lauren doesn’t bother to keep a lid on his simmering contempt, he just recodes it as a stream of virtue-signaling cant. But on balance their subplots are just a distraction from the endless permutations of Lauren’s perpetual ego trip. Now the real estate industry has jumped into the game. Blue Zones runs initiatives that certify towns and cities that meet healthy lifestyle criteria, and they help others remake themselves to promote longevity. Eighty places in the United States — from Bakersfield, Calif., to Corry, Pa. — have adopted these initiatives, called Blue Zone Projects. Some developers take inspiration from Blue Zones even if they are not seeking official certification. Then there’s the much more entertaining murder mystery, in which one or two people have been killed, or perhaps none. A priest once posted to Kilkinure is found dead in his Dublin home, and suspicion falls on the protesting women. At about the same time, Lorna hits her head in a pub and wakes up at home, to find a dead woman propped against the wall of her sitting room. Murtaugh, greatly abetted by Wilson, balances the heaviness of his material with a humor and a lightness of spirit that make “The Woman in the Wall” a brisk, engaging production. And the closing credits offer a bonus: a few bars of a haunting, unreleased number, “The Magdalene Song,” that Sinead O’Connor recorded shortly before her death which dovetails with Wilson’s performance.

There were 1 million homes for sale at the end of December, making for a 3.2-month supply at the current sales pace. “Consumer views were supported by confidence that inflation has turned a corner and strengthening income expectations,” Hsu added. “Like December, there was a broad consensus of improved sentiment across age, income, education, and geography,” Hsu said. There may, however, be some relief in 2024 as mortgage rates fall in line with reduced interest rates from the Federal Reserve. “Mortgage rates will continue to remain a wild card for home shoppers,” said Danielle Hale, chief economist at Realtor.com. "Mortgage rates are meaningfully lower compared to just two months ago, and more inventory is expected to appear on the market in upcoming months."

FOR ANYONE RAISED in or around Atlanta, Martin Luther King Jr. is first and foremost associated with the city where he was born and raised. We Atlantans take pride in the fact that Dr. King grew up on Auburn Avenue, the downtown thoroughfare cutting through the neighborhood of Sweet Auburn. On my travels throughout the South, I’ve seen traces of King everywhere—on street signs and in civil rights museums—but it’s been many years since I’ve followed his footsteps in my own city. So on a recent winter day, I went looking for the roots of King’s legacy in an integral part of Black Atlanta.
